Določajo jih družbene, gospodarske, tehnične in kulturne spremembe, ki v zadnjih dveh desetletjih potekajo v srednji Evropi, in so hkrati pozitivni in negativni. Pozitivna trenda sta dvig količine ter kakovosti stanovanjskega prostora in raznolikost arhitekturnih rešitev za posamezne naročnike.
